Free tool · Sheikh Zayed Road, Dubai
Office space calculator
Enter how many people will work in the office and choose a workplace style. You get a range of net office area in square feet and square metres, with the assumption behind it shown. It is a free tool from rockefellerdubai.com, the independent website for Christian A. Rockefeller Tower (The Rockefeller Tower) on Sheikh Zayed Road, Dubai.
General guidance, not advice. The result is a planning range from one published source, not a space plan or a recommendation. An architect or workplace planner can test a layout against a real floor plan. The calculation runs in your browser and nothing you enter is sent to us. rockefellerdubai.com is independent and is not LMD's website.
01 / Calculator
Your estimated range
The calculator is not running, so its fields are hidden. This happens when scripts are off or blocked, and when this page is shown again after an enquiry could not be sent. With scripts on, open the calculator page again to bring it back. The figures it uses are in the table below.
Everyone who will work in the office, as a whole number from 1 to 5,000.
Estimated net office area
For 20 people, mixed workplace
2,000 to 4,000 sq ft
186 to 372 sq m
Assumption: 100 to 200 sq ft (9.3 to 18.6 sq m) per person, the "average density offices" band in the source below. Working: 20 people × 100 to 200 sq ft.
General guidance, not advice
Net office area is the floor area of the office itself, before any share of lifts, lobbies and shared corridors. Nothing is added for meeting rooms, a kitchen or growth: see the notes below.
| Workplace style | Source band and layout | Sq ft per person | Sq m per person |
|---|---|---|---|
| Mostly open plan | High density offices. Tend to be open plan, with rows of small desks and a few private offices. | 50 to 100 | 4.6 to 9.3 |
| Mixed | Average density offices. Usually open plan with more room per desk, plus collaboration areas, meeting rooms, cubicles and private offices. | 100 to 200 | 9.3 to 18.6 |
| Mostly private offices | Spacious offices. Seen in law and financial services firms; may include large private offices. | 200 to 500 | 18.6 to 46.5 |
Bands as published by the source, in square feet per employee; square metres are converted. The full citation, the method and the limits of these figures are under Source and method.
02 / Reading the result
How to read the result
The range is your headcount multiplied by the lowest and the highest per-person figure for the style you chose. A tightly planned office sits near the low end, and a roomier one near the high end.
Net office area means the floor area of the office itself. It leaves out your share of lifts, lobbies, risers and shared corridors. Floor plans can measure area on different bases, so ask which one a plan uses before you set it against this range.
Headcount means people, not desks. If some of your team often work elsewhere, you may need fewer desks than people, but meeting and quiet rooms still take space. The calculator makes no such adjustment.
03 / What else affects size
What the range leaves out
- Meeting rooms, kitchen and storage. The source gives separate allowances for rooms such as a kitchen, meeting rooms and a server room, so they come on top of this range. The calculator does not add them.
- Growth. Allow for the people you expect to hire while you stay.
- How the space is shaped. According to the source, awkward corners and low ceilings can reduce how many desks fit comfortably, and areas with little daylight are uncomfortable to work in.
- Your industry. The source links the highest densities to sales and customer support teams, and the roomiest offices to law and financial services firms.
- Your licence. Ask your licensing authority whether it sets any condition on the size or use of the premises.
04 / The tower
Set your range against the tower's offices
Per the developer's factsheet there are 332 offices in five formats: Core, Medium, Premier, Half Floor and Full Floor. Office sizes are not printed on this website. They are sent with the brochure, which is the developer's floor plan book.
Request the brochure, then set your range against its floor plans, checking which area basis each plan uses. The sources for the tower's figures are on the floors and specification page. Figures are indicative and subject to change, and nothing here is an offer.
05 / Source and method
Where the figures come from
One source only. Its page shows no date, so the date given is the day we read it.
- Knight Frank, "How Much Office Space Does My Business Need?", web page, undated, read 29 October 2026. It gives office space per employee in square feet: 50 to 100 for high density offices, 100 to 200 for average density offices and 200 to 500 for spacious offices.
Method. Square feet are the headcount times the source's low and high figure. Square metres are those square feet divided by 10.7639 and rounded. The pairing of bands with workplace styles is ours: the source names its bands by density and describes the layouts that tend to go with each, so we paired high density with mostly open plan, average density with mixed and spacious with mostly private offices.
Limits. Knight Frank writes for UK businesses and gives no Dubai figures. It does not name a measurement standard, so we treat its figures as net office area. General guidance, not advice.
Request the brochure.
Leave your details once and the brochure comes back to you directly, with its floor plans, so you can set your range against the offices.
